London works as a holiday-let market when you stop trying to sleep in central London. Zone-1 hotel rooms cost three to four times what a townhouse on the Thameslink corridor costs, with a fraction of the space and none of the kitchen. The trade-off is a 25-minute direct train into the centre of the city — which, in a city where the average black-cab journey from Mayfair to Tower Bridge takes 35 minutes in evening traffic, is faster than staying in zone 1.

South Croydon is an under-rated London base for exactly this reason. The street that Avondale sits on is leafy, residential, and quiet. The station is a 10–15 minute walk. The Thameslink corridor north from South Croydon stops at London Bridge, Blackfriars, City Thameslink, Farringdon, and St Pancras International — on which list sit the Tower of London, The Shard, Borough Market, Tate Modern, Shakespeare’s Globe, St Paul’s Cathedral, the Old Bailey, the British Library, Coal Drops Yard, the British Museum, and the Eurostar to Paris.

The corridor runs the other way too. Gatwick Airport is 17 minutes south on the same line — faster than the Heathrow Express from central London to Heathrow.
